Three Fashion Tenants Ink Deals at 231 West 39th Street

Three women’s apparel brands have taken office and showroom space at 231 West 39th Street in Manhattan’s Garment District, landlord broker and building manager Adams & Company announced Wednesday.

Rino & Pelle, a Netherlands-based women’s fashion and accessories brand, has inked a 3,332-square-foot lease at the 12-story building, while luxury women’s wear and fine jewelry brand Valentina Kova took 1,594 square feet, and ready-to-wear resort attire retailer Sister NY scooped up 900 square feet at the property. 

The length of each lease and the asking rents were not disclosed. The average asking rent for office space in Midtown was $85.08 per square foot during the third quarter of 2026, according to Colliers data. The average asking rent for retail space in nearby Herald Square was $403 per square foot in the third quarter, according to CBRE data.   

Jeff Buslik from Adams & Company represented the landlord, 231/249 West 39 Street Associates, in all three deals. The tenant brokers were not immediately disclosed. 

“231 West 39th Street has long served as a destination for apparel brands, designers and manufacturers, and this growing roster of fashion tenants reflects the continued demand for well-located office and showroom space in Manhattan’s Garment District,” Buslik said in a statement. 

“With more than 85 fashion showrooms in the building, we continue to see companies looking for space that supports both their creative and business operations, while offering the accessibility and amenities of a central Midtown location,” Buslik added.

Constructed in 1901, 231 West 39th Street is between Seventh and Eighth avenues. Other tenants in the building include apparel, accessory design and manufacturing company Decor Global, as well as apparel firm Akoo Clothing.
