From the right angle you could easily think this residential development is actually a cruise ship, or at least a portion of one, docked on the shoreline.

With its three residential towers shaped like a boat’s front bow, Aqua Waterfront Village has released it final collection of move-in ready homes. As to the cruise ship-like design, that should come as no surprise, said Mission Group, the project’s developer, as Mediterranean cruise ships helped to inspire what Aqua would look like.
The Kelowna development that traces its history back to when the land was acquired in 2007 is just about complete and its last units — approximately 95 — hit the market a bit earlier this summer. Aqua is composed of three mid-rise residential buildings, the tallest at 17 storeys, the shortest at 14, and is situated on 6.25 acres in the Lower Mission area.

But Aqua isn’t just any waterfront condo offering, said Jonathan Friesen, CEO and co-founder of Mission Group.
“The vision for Aqua was never simply to build homes on the waterfront,” said Friesen. “It was to create a complete lakeside village experience where architecture, wellness, recreation and access to the lake come together in a meaningful way.”
That’s accomplished, said Friesen, by turning Aqua into a waterfront sanctuary and adding a key differentiator: a boat club.
“The boat club helps bring that vision to life by making access to the lake and all the experiences it offers remarkably simple,” said Friesen. “People are increasingly prioritizing experiences, flexibility and quality of life. Aqua offers all of that within a vibrant waterfront community that is unlike anything else in the region.”
A state-of-the art boathouse allows Aqua homeowners the ability to house their boats, retrieve and launch them. Not interested in owning a boat and purchasing one? Well, that’s not a problem, said Friesen, as the village has a boat-sharing program so that you can still enjoy the boating lifestyle, if desired.

If sales are the barometer, Aqua is doing well.
The project is 77 per cent sold. The new units are in towers 2 and 3, and Tower 1 is sold out.
Available units range from a one-bedroom, one-bathroom combination to three-bedroom and three-bathroom offerings. The smallest comes in at 535 square feet, while larger ones can reach 1,730 sq. ft. though the square footage does not count generous balcony spaces. For example, the E7 floor plan — 1,730 sq. ft. with three bedrooms and three bathrooms comes with 695 sq. ft. of exterior space.
There’s also larger Lakehouse units being offered. Prices for Aqua begins at $499,000 and goes to just past $4 million.
It’s a mixture, said Dustin Fenske, Aqua’s sales manager.
There are, he said, a fair amount of British Columbia residents — including people already living in Kelowna — but Aqua is attracting buyers from other areas of western Canada, some from as far as Saskatchewan.
Albertans also like Aqua, said Fenske.
“Albertans have already bought at least a third,” said Fenske, noting it’s about equally split between Calgary and Edmonton. Further, the two cities have accounted for a good amount of recent interest since the newest units came onto the market.
And landlocked Albertans like Aqua’s boating aspect with a fair number becoming part of the boat club, said Fenske.
“We are seeing strong interest from buyers who want to spend more time in the Okanagan, whether that’s as a full-time resident, a seasonal homeowner or an investor,” added Friesen. “People are increasingly prioritizing experiences, flexibility and quality of life. Aqua offers all of that within a vibrant waterfront community that is unlike anything else in the region.”
Mission Group, based in Kelowna, has played a significant role in shaping the city’s urban landscape through residential, mixed-use and master-planned communities.
Higher quality, high-end appliances, and what’s being described as top-shelf finishes — that’s what buyers will find in Aqua’s newest units.
“What makes it so unique,” said Friesen, “is that Phase 2 has higher-end finishes in those units than any other condo in western Canada, including Vancouver.”
Kitchens feature narrow shaker-wood cabinetry with hardware in matte black or matte gold, under-cabinet LED lighting, islands with waterfall ends and Bosch stainless steel or premium Thermador appliances. Bathrooms offer backlit LED mirrors and dual-flush Kohler toilets.
But Friesen said Aqua’s interior finishes are just part of the picture.
“This is a resort residential property that’s just as much as what’s outside the windows as it is in.”
In addition to the boat club, Friesen points out there are golf simulators, a putting lounge, an outdoor sauna, and there are a series of water options from a pool to hot tubs or a cold plunge. There’s also a two-level fitness facility, yoga lounge, meditation room, co-working spaces, social lounges and landscaped gathering areas.
