A development with 118 lots for single-family homes is planned at the site of a borrow pit at 1815 Dallas Lake Road.

The Planning Commission on Monday recommended approval for the project. The zoning request is to go from A-1 to R-1.

Mike Price, representing the applicant, said lots would be between 45 feet and 65 feet.

The planning staff recommended several conditions, including leaving a 30-foot tree buffer, developing a plan for steep slopes at a grade of 25 percent or higher, having a traffic study and only one entrance and exit.

Mr. Price asked for a modification of some of the conditions, including having the steep slope requirement at 33 percent and over and a 10-foot tree buffer.

He said over 40 percent of the 63.1-acre property will be left as community property.

The location is near Hamilton County Memorial Park.
