The $32 million project is nearly 80 percent leased, just months after it was completed.
A newly built affordable-housing complex has opened in east Las Vegas and is already mostly leased, amid a longstanding need for such units in Southern Nevada.
The Southern Nevada Regional Housing Authority and The Michaels Organization, a New Jersey real estate firm, held a ribbon-cutting ceremony Tuesday for the 121-unit Gholson Landing.
The housing authority and Michaels teamed up to develop the $32 million project for low-income tenants, located along North 28th Street between Charleston Boulevard and Stewart Avenue.
According to a news release, the complex is nearly 80 percent leased, just months after it was completed.
Gholson Landing, 2601 Sunrise Ave., neighbors multiple schools and occupies a 6-acre parcel. The complex has one- to four-bedroom apartments, along with a fitness center, playground, computer lab and other features.
It is named after Thomas Gholson, who in the 1990s was deputy executive director of the Las Vegas Housing Authority. That agency was later merged into the regional housing authority.
Property records show the regional housing authority acquired the site in 2016 from the Las Vegas-Clark County Library District, which had acquired the plot in 2015 from the city of Las Vegas.
The Las Vegas City Council approved plans for the now-open housing complex in spring 2024.
Councilwoman Olivia Diaz, whose ward includes the site, said at the hearing that the property had been sitting vacant and was part of a land swap among government agencies.
The mission has been to bring more affordable housing units to the community, she said, adding that building this kind of housing “is not an easy task,” as there is “so much funding that you have to braid into the projects.”
As outlined by the Housing Solutions Lab at New York University, affordable-housing developers typically obtain government subsidies to help finance their projects, allowing them to rent units at lower prices that otherwise wouldn’t cover their costs to develop and operate the properties.
According to a news release, financing for the Gholson Landing development included low-income housing tax credits and federal American Rescue Plan Act funding administered through the state-launched Home Means Nevada Initiative.
Nevada, with the bulk of its population in the Las Vegas Valley, has long needed a bigger supply of affordable housing.
All told, Nevada has a shortage of more than 78,000 affordable and available rental homes for extremely low-income tenants, according to the National Low Income Housing Coalition.
