The real estate firm that’s overhauling two former casino sites in North Las Vegas gave a detailed look at what’s in store for one of them.

Agora Realty &Management held an event Wednesday to showcase its sweeping plans to redevelop the 25-acre former Fiesta Rancho property into a mixed-use campus centered on athletics.

All told, it’s designed to capture some of the mountains of money that parents spend every year on youth sports, bringing waves of families, year-round, to a former gambling site that was demolished and then sold to the current developer.

The $375 million project, which is part of Agora’s sprawling Hylo Park development along Rancho Drive at Lake Mead Boulevard, will be anchored by a newly built 250,000-square-foot indoor sports complex with 10 NBA-quality courts, allowing for numerous types of sporting events from basketball and volleyball to wrestling and cheerleading.

The three-story fieldhouse will also have dining areas, a VIP sky lounge, coach and strategy rooms, and other components, including Game Changers Sports Academy, a charter school that combines a regular educational curriculum with athletic training and will be on the third floor.

Plus, the existing ice rink that was attached to the Fiesta will be remodeled and, as seen this week, can accomodate a hard-top surface, letting it host basketball games and other contests.

‘Take care of the sports traveler’

All told, plans for the old Fiesta site also include a 177-room hotel; a 40,000-square-foot family entertainment center with a sports arcade and private event space; medical office space; a 20,000-square-foot baseball facility with high-tech batting cages and pitching lanes; a fitness playground where people can exercise outside; and an outdoor lawn area that can host watch parties, sporting events and other gatherings, as outlined by Agora.

The project is expected to be finished in late 2027, according to a news release from the California-based developer.

Agora founder Cary Lefton said in an interview that he envisions building a campus where families coming to town for sporting events can stay and have a vacation.

“We’re basically going to be able to take care of the sports traveler,” he said.

Janis Burke, chief sports officer for the Las Vegas Convention and Visitors Authority, said at the event that nearly 2 million people visited America’s casino capital last year to attend a sporting event, “and that number just keeps climbing.”

She said that sports tourism generates more than $100 billion in direct spending nationwide, with a big share of that driven by youth and amateur athletics.

North Las Vegas Mayor Pamela Goynes-Brown said in an interview that the project brings “new life” to an older area of the city and will offer a family-oriented destination.

She also recalled that before Agora stepped in, there was talk of repurposing or tearing down the ice rink or building warehouses on the former Fiesta property, adding those ideas for the location did not meet the city’s needs.

‘There’s not a better blessing’

Overall, Hylo Park spans 73 acres across the neighboring former Texas Station and Fiesta Rancho hotel-casino sites.

Station Casinos never reopened those properties from the pandemic shutdowns, demolished them, and then sold the plots to Agora in 2023 for about $58 million combined.

Agora finished construction this summer on a 90,750-square-foot retail center on a portion of the former Texas Station site, saying the plaza is almost fully leased.

It also sold 36.5 acres of the old Texas Station spread for $26 million in late 2024, after homebuilder Lennar Corp. obtained city approvals for a 373-lot subdivision.

Site work is underway for Lennar’s project there, called The West End.

Meanwhile, the ice rink that was attached to the Fiesta temporarily closed this spring because of a mechanical failure, but the building isn’t sitting empty.

Game Changers Sports Academy has been operating there for the past year, co-owner Rodney Rice said Wednesday.

It has 52 students, said Rice, whose school was previously based on Decatur Boulevard near Sunset Road, in the southwest valley area, and is now slated to be part of a sprawling new athletic campus.

“There’s not a better blessing we could have received,” he said.
