Plaza Bonita sale could bring new restaurants, major upgrades to National City landmark

Plaza Bonita, a National City landmark for 45 years, has a new owner after selling for more than $200 million.
The more than 1-million-square-foot shopping mall was sold by Westfield to developers Lowe and Henderson Park. While shoppers won’t notice many immediate changes beyond the removal of Westfield signs, the new owners say they are planning upgrades that they say will build on the mall’s strong performance.
National City Mayor Ron Morrison said Plaza Bonita is about 95% leased, with anchor stores including JCPenney and Macy’s ranking among the top performers in the region.
“They’re not going to have to do a lot of major stuff to Plaza Bonita; it’s already doing well,” Morrison said.
Lowe said one of its first priorities is expanding dining options, particularly with more outdoor restaurants, along with larger plazas and gathering spaces. The company is also considering cosmetic improvements and the possibility of adding housing in the future, though there are no concrete plans.
“We intend to add local restaurants, specialty food cafes and entertainment uses along with new retailers that
offer a variety of experiences for all ages,” said John Mayer, Lowe executive vice president, in a statement.
The developer said it is still in the design and development phase and plans to work with city officials and the community before deciding exactly what changes will be made.
For shoppers like Oliver Yambao, Plaza Bonita is more than a place to shop. Yambao said he and fellow retired Navy veterans meet in the food court three days a week.
“We gather around, we tell stories and everything,” Yambao said.
The mall’s connection to the community is one reason the new owner said the property was so appealing.
“It’s very well located, you’ve got freeways on all sides, you don’t have to take a toll freeway to get to it,” said Morrison.
But some longtime shoppers say the property is ready for updates.
“I’ve lived close by since Plaza Bonita has been here. So I’ve seen it go through from inception to what it is now and it’s changed a lot,” Toni Simon said. “Just make it more family-friendly, I think is what I’d like to see.”
Gissette Maldonado said she would like to see the mall expand its dining offerings.
“Like I’ve noticed that malls need more of a restaurant-feel, than not just fast-food kind of air as it does in the food court,” Maldonado said.
Maldonado said hearing about future investments gives her hope.
“That they still have the stores and they want to expand, it’s kind of nice. Makes me feel like somebody actually cares about the malls out here. And it’s rare to see that nowadays,” Maldonado said.
Lowe is no stranger to redevelopment projects in San Diego. The company purchased Mission Valley Mall in 2023, renaming it The Valley. Redevelopment began last year and includes new retailers and renovated open spaces.
